The result combines principal and interest with monthly equivalents for annual property taxes, insurance, maintenance and other ownership costs. It also includes monthly HOA dues, mortgage insurance and utilities.
Avoid double counting escrow
Mortgage statements often show one total that already includes taxes and insurance. Enter only the principal-and-interest portion in the first field, then enter annual taxes and insurance separately. Read our mortgage escrow guide for help identifying the parts.
Use the result as a planning range
Actual costs change with property use, local taxes, insurance renewals, association budgets, utility consumption and repairs. Stress-test the result with higher maintenance and insurance assumptions before deciding what is affordable.
