How the calculator works
The selected percentage is multiplied by the purchase price to create an early closing-cost estimate. The calculator then adds the down payment and subtracts entered credits. It does not replace a Loan Estimate or Closing Disclosure.
What can change the result
Lender charges, discount points, title and settlement services, appraisal, recording, transfer taxes, prepaid interest, insurance and escrow deposits can all affect the amount. State and local practices vary.
Next steps

- Compare Loan Estimates from multiple lenders using similar loan assumptions.
